Top 9 Ways to Save Energy (and Money) for your Condo / by Mike Cain

Everyone wants to save energy when they receive a bill each month, but many residents throughout the region pay utility bills less directly--as a portion of their rent or monthly association fees. Setting aside the importance of the environmental benefits of efficiency, energy often accounts for the largest single pool of controllable expenses for condominiums and cooperatives--typically 25% to 35% of total operating expenses! Thus, for all those looking to do their part, we thought we would make it easy with our Top 9 Tips for Condo Owners to Save Energy:

  1. Vacuum your Refrigerator

    That's right. Periodically vacuuming the coils (or at least the intake) on your refrigerator will help your ice-bin to move air and transfer heat more efficiently, saving you & your association energy and money!
     
  2. Adjust your Thermostat

    Each degree you adjust your set-point toward the outside temperature saves approximately 3% of your unit's energy consumption!

    In the summer, set your thermostat to the warmest comfortable temperature while you are home, and--if automated or scheduled thermostats are not an option--raise the thermostat setpoint each time you plan to leave home.

    In the winter, set your thermostat to the coolest comfortable temperature while home and adjust down when away.
     
  3. Control your Solar Load.

    Use drapes and blinds to control the amount of sun (and heat) entering your home. In summer, close drapes and blinds whenever possible, especially when leaving home. In winter, open blinds during the day to let the sun heat your home and close them at night for additional protection from the elements.
     
  4. Turn off Lights

    Turn off lights whenever a space will not be in use for 15 minutes or more.  For communal spaces or areas belonging to individuals with non-pachyderm-level memories (an elephant never forgets!), consider installing vacancy sensors for automated control.
     
  5. Do the Drier a Favor

    Save energy in the laundry room by using cooler water when possible and by adding a dry towel to each damp load in the drier. The towel will absorb dampness and reduce drying time.
     
  6. Promptly Report Maintenance Issues

    Promptly report maintenance issues to prevent extended periods of improper operation.
     
  7. Check your Openings

    Double-check all exterior windows and doors to ensure a proper seal any time that the Air Conditioning or Heat is running.
     
  8. Nuke it

    Consider using the microwave or toaster for reheating or making small meals. These appliances typically use around half the energy of a conventional oven/stove (and add significantly less waste heat to the surrounding room).
     
  9. Become an Energy Ambassador

    Share your success with your fellow residents and help to develop a culture of sustainability in your community. By setting an example and spreading your new-found efficiency knowledge onward, you will exponentially increase your positive impact.
